MLS OF CHOICE POLICY

Option 1: no-waiver option for members belonging to a board that has an active reciprocal agreement with Water Wonderland Board of Realtors

Here, Water Wonderland MLS would only charge for licensees who affirmatively choose to subscribe to the MLS as long as their broker joins with office.  

1. Broker would fill out office paperwork for MLS Office – One-time fee of $300.  

2. Broker would fill out MLS participation application and DR release forms.  

3. Each agent under the brokerage that would like to be participants with our MLS can do so under the broker, by filling our MLS participation application.  

4. Brokerage would be charged per licensee application received at $32.00 per licensee for MLS dues.

5. No waiver would be required for agents that do not want to be MLS participants of the Water Wonderland MLS as long as they are MLS participants of another MLS. They still would be allowed reciprocal access and allowed to submit guest listings as normal

6. If a current MLS member, who’s broker now belongs to another MLS and they join that MLS, now wants not to be a Water Wonderland MLS participant, the broker would send the MLS service this request to drop MLS membership for this agent.  The agent could still have reciprocal access and do guest listings with WWBR, but mls membership with the other MLS must be maintained.

Option 2: The broker-friendly, single waiver form option for those that are not current members of a board that have an active reciprocal agreement with WWBR.

Here, the MLS would require participants to execute one waiver form that would specify which licensees in the participant’s office are subscribers to the MLS and which are not. The form would also require the principal broker to attest to the fact that all licensees receiving a waiver are subscribers at another MLS pursuant to the principal broker’s participation in that other MLS. 

1. Broker would fill out office paperwork for MLS Office – One-time fee of $300.  

2. Broker would fill out MLS participation application and DR release forms.  

3. Each agent under the brokerage that would like to be participants in our MLS can do so under the broker, by filling our MLS Participation application.  

4. Brokerage would be charged per licensee application received at $32.00 per licensee for MLS dues.

5. Agents under that brokerage, that are members of another MLS, can sign the single waiver opt out form with the broker, attesting that they will not be using our MLS in any way, shape, or form.  

6. Guest listings will also not be accepted by these agents that signed the waiver opt out form.  

7. Broker, via the waiver, agrees if any agent that signs opt-out form violates the provisions, that he will pay retroactive MLS dues for the violator and a fine of $250.  Broker also acknowledges that if fines and retroactive dues is not paid, that entire office can be suspended from the MLS Service until fines and dues are paid in full.
